The Irvine Co.’s office building binge will continue with the construction of six new, low-rise structures in two complexes about 1 1/2 miles northwest of the Irvine Spectrum mall, the developer announced.

Inspired by such high-tech campuses as the Google and Apple headquarters, the two new complexes will include advanced Internet infrastructure, Wi-Fi enabled outdoor sun decks, fitness and wellness centers and bike-sharing programs. Designs include floor-to-ceiling glass walls.

The combined space will total 528,000 square feet. By comparison, the Irvine Co.’s new 20-story high rise at 200 Spectrum Center Drive – Orange County’s tallest building – will have 425,000 square feet when it’s completed next spring.

Construction is set to begin early next year and be completed a year later, the company statement said.

Four three-story buildings are planned for the Discovery Business Center, located at Irvine Center Drive and Sand Canyon Avenue, a company statement said. Their combined space will be 317,000 square feet.

The second development will be two four-story buildings in the Sand Canyon Business Center, a half-mile away. They will have an additional 211,000 square feet.

The Irvine Co. said it accelerated its plans to build the six new buildings because office demand is high. The company’s low- and mid-rise buildings are 95 percent occupied, compared to a countywide occupancy rate below 89 percent.

In all, the Irvine Co. owns 500 California buildings from Silicon Valley and San Diego. It recently completed two 20-story high rises at Fashion Island.
